There is no mandatory state licensing for home inspectors, so almost anyone can sell home inspection services, regardless of how unqualified they are.

Questions to ask when shopping for a home inspector:

What background does the inspector have?

An 18 page on-site inspection report given immediately after inspection. A complimentary Preventative Home Maintenance book will also be given.

Does the inspector meet the insurance requirements set forth by builders?
Guardian Home Inspections (GHI) generally meets all of the home inspection requirements set forth by builders. These requirements typically include $1,000,000 general liability insurance, ASHI certification, and a business license.

Does the inspector have the proper testing equipment?
